Liberty Hill, TX: Where the Hill Country Meets a Buyer's Market
Liberty Hill is one of the fastest-growing small cities in Central Texas, and right now it is one of the best-positioned markets in the area for buyers. The community itself has not slowed down at all — but the pricing has come back to earth, and that is the opening.
What the market actually looks like right now
The latest county-wide numbers from Unlock MLS, for August 2026:
- Median sale price in Williamson County: $399,900 — down 5.9% from a year ago
- 855 homes closed, down 4.1% from last August
- 4,374 homes for sale — about 4.6 months of supply
In plain terms: there are more homes for sale than there are buyers. Anything above about four months of supply tips the balance toward the buyer. Prices have softened. Sellers who listed in the spring have been sitting.
Here is the part most people miss. When everyone feels good about the market, you pay for that feeling. You compete. You waive things. You go over asking. When the market softens, the buyers who stay in it get the opposite — room to negotiate, time to think, and a seller who will actually talk.
Right now you can ask for repairs. You can ask for help with closing costs. You can ask a builder or a seller to buy your interest rate down, and plenty of them are paying for it. None of that was on the table two years ago.
The people who do well in real estate are usually the ones who move when it is quiet, not when it is crowded. That is where we are.

Liberty Hill ISD is expanding quickly to keep up with the city. A new elementary school is opening in 2026 and major additions to the high school are underway. That is a district investing in its future, which tracks with the city as a whole.
Liberty Hill is in the middle of turning from a small Hill Country town into a full suburban market. New retail, dining and infrastructure keep arriving — including Ace Square, a retail hub anchored by Walmart, coming to SH 29 and Ronald Reagan.
