Leander, TX: The Suburb That Has It All - Including a Train to Austin

If you have been watching the North Austin market, Leander keeps coming up — and for good reason. It checks boxes that are hard to find in one place: top-rated schools, master-planned communities, a real downtown in the works, and a commuter rail line that connects you to Austin without ever getting on I-35.

What the market actually looks like right now

The latest county-wide numbers from Unlock MLS, for August 2026:

  • Median sale price in Williamson County: $399,900 — down 5.9% from a year ago
  • 855 homes closed, down 4.1% from last August
  • 4,374 homes for sale — about 4.6 months of supply

In plain terms: there are more homes for sale than there are buyers. Anything above about four months of supply tips the balance toward the buyer. Prices have softened. Sellers who listed in the spring have been sitting.

Here is the part most people miss. When everyone feels good about the market, you pay for that feeling. You compete. You waive things. You go over asking. When the market softens, the buyers who stay in it get the opposite — room to negotiate, time to think, and a seller who will actually talk.

Right now you can ask for repairs. You can ask for help with closing costs. You can ask a builder or a seller to buy your interest rate down, and plenty of them are paying for it. None of that was on the table two years ago.

The people who do well in real estate are usually the ones who move when it is quiet, not when it is crowded. That is where we are.
