Cedar Park, TX: The Most Established Name in North Austin Suburbs

Cedar Park has anchored the North Austin suburb conversation for more than a decade, and it still earns the title. Leander ISD schools, more than 860 acres of parks, and an entertainment and dining scene that does not require a drive into the city.

What the market actually looks like right now

The latest county-wide numbers from Unlock MLS, for August 2026:

  • Median sale price in Williamson County: $399,900 — down 5.9% from a year ago
  • 855 homes closed, down 4.1% from last August
  • 4,374 homes for sale — about 4.6 months of supply

In plain terms: there are more homes for sale than there are buyers. Anything above about four months of supply tips the balance toward the buyer. Prices have softened. Sellers who listed in the spring have been sitting.

Here is the part most people miss. When everyone feels good about the market, you pay for that feeling. You compete. You waive things. You go over asking. When the market softens, the buyers who stay in it get the opposite — room to negotiate, time to think, and a seller who will actually talk.

Right now you can ask for repairs. You can ask for help with closing costs. You can ask a builder or a seller to buy your interest rate down, and plenty of them are paying for it. None of that was on the table two years ago.

The people who do well in real estate are usually the ones who move when it is quiet, not when it is crowded. That is where we are.

If you are selling, the same math runs the other way. Price it right on day one. The homes sitting on the market right now are the ones that started too high.

Neighborhoods worth knowing

Buttercup Creek. One of Cedar Park’s most sought-after established neighborhoods. Mature trees, solid resale values, and a community feel that newer developments have not replicated.

Twin Creeks. Known for the golf course, upscale homes and a quieter pace. Popular with move-up buyers and people coming from central Austin.

Ranch at Brushy Creek. Newer builds, trail access, good schools and proximity to the tech corridor. A strong first choice for families relocating here.

Crestline. Cedar Park’s newer enclave for buyers looking at the higher end of the market.

What you actually get here

H-E-B Center at Cedar Park. A 31-acre arena hosting more than 150 events a year. Concerts, sports, shows. This is the city’s cultural anchor.

The Crossover. 200,000 square feet of athletic training, ice rinks, turf fields, a restaurant and event space. There is nothing else like it in the suburbs.

More than 860 acres of parks, including the Brushy Creek Regional Trail — ten paved miles connecting parks, neighborhoods and retail across the city.

Retail you do not have to drive for. Cedar Park has the most complete retail infrastructure of any North Austin suburb, from national chains to local independents.

  • Jack Allen’s Kitchen — Texas comfort food done right. A staple for family dinners and weekend brunch.
  • Stiles Switch BBQ — authentic Central Texas barbecue. If you are not a brisket person yet, this place will convert you.
  • Whitestone Brewery and Red Horn Coffee — two Cedar Park originals. One for craft beer evenings, one for morning fuel before the trail.
